Kwinana Town Centre is predominantly a commercial suburb with substantial parkland sectors and a small residential area. It is an outer-southern suburb of Perth that is bound by the Wildflower Reserve in the north, the Mandurah railway line in the East, Wellard Road in the south and Gilmore Avenue in the west.

Predominantly a suburb designed to service residents in surrounding suburbs, the Kwinana Town Centre is home to the Kwinana Hub Shopping Centre, the Kwinana Recreation Centre and the Kwinana Aquatic Centre. Also within the suburb are the Kwinana Police Station, the City of Kwinana Council Chambers and the Koorliny Arts Centre. One large sector of the Kwinana Town Centre is comprised solely of natural bushland.
