UNDER OFFER

Encompassed by space on 1 acre of parkland pasture with a winter creek, and located a short distance to Mundaring’s bustling centre this 3 bedroom 1 bathroom home has two of the most important features any buyer could ask for; convenience and privacy creating the best of both worlds.

- Expansive 1 acre property with a winter creek
- 3 bedroom, 1 bathroom brick & tile home
- Two living areas & large timber kitchen
- Solar hot water & slow combustion fire with wetback heating
- Air conditioning & ceiling fans
- Pitched roof & open air sitting areas
- Two single garages & an Avalon workshop
- Huge accessible back yard allowing space for a larger workshop or granny flat
- Conveniently located nearby Mundaring’s bustling centre

The brick and tile home is ideally positioned towards the front of the property creating an expansive back yard which offers a world of opportunities. The home itself has plenty of potential with two separate living areas, a central kitchen, air conditioning, slow combustion fires and two single garages to name a few.

A wide entry welcomes you into the first of two living areas, perfect for a quiet night-in this lounge room features a Morso potbelly stove and hints of timber including French doors.

Moving through reveals an open plan dining / kitchen which fills with natural light from wide north facing windows. A cleverly placed Masport slow combustion fire helps define a sitting and dining space, and the large timber kitchen fills the rest of the area with a lengthy island bench and numerous floor level and overhead cupboards.

The three bedrooms are fairly equal in size, two include a wide three-door built-in robe and the master features sliding door access into a private outdoor area.

The bathroom has been centrally placed in-between the bedrooms, features a light appearance with white floor-to-ceiling tiled walls, and is well-equipped with a glass panelled shower, separate bath, vanity and the laundry nearby with in-built cupboards. There is also a separate w.c.

Outside are two single carport/garages, an approx. 7m x 4m Avalon workshop, undercover or framed sittings area and well established gardens.

The surrounding land would be ideal for those seeking a true ‘Hills’ environment; the 4047sqm property is lightly treed with a ‘parkland pasture’ appeal, benefits from larger acreage adjoining along the northern boundary and includes your own little part of the Mahogany creek. Of course you’ll appreciate the side vehicular access if you’re looking to build a larger workshop or granny flat.

Located a short drive to Mundaring’s bustling centre there are supermarkets, boutique shops, cafes and medical facilities through to bush walk trails nearby.

Mundaring overview

Permanent settlement in Mundaring began in 1882-84 when Mr Peter Gugeri established a vineyard south of the Eastern Railway. The first railway siding at Mundaring was named after him and for some years the area was generally known as "Gugeris". A later settler, M H Jacoby, took over Gugeris' vineyards in 1893, and named the business the "Mundaring Vineyard Company". The name came from an Aboriginal camp situated nearby and the meaning given to Jacoby by the aborigines was "a high place on a high place". The correct pronunciation was "Mundahring" but common usage has gradually converted this to "Mundairing".
