Positioned just minutes from the heart of Margaret River and a short ride through to the coast, this one-hectare* holding, zoned Rural Residential Reserve, captures the ease and rhythm of the region - a place set up as much for weekends away as it is for longer stays.
The home is a light-filled two+ bedroom residence, centred around an open-plan living space with high ceilings and a relaxed, airy feel. It opens onto a generous north-facing deck nestled among the trees, complete with an outdoor wood heater, bar sink and bench space - a natural spot for long lunches, evenings with friends, or simply unwinding after a day at the beach.
Across a central courtyard sits a separate, freestanding games room, fully fitted with power, plumbing and reverse-cycle air conditioning. It adds flexibility to the layout and gives another space to retreat.
The outdoor setup is geared towards easy living and entertaining. A fully lined sea container (approved as ancillary storage) includes reverse-cycle air conditioning and is topped with an elevated viewing deck. There's also an outdoor kitchen with fish cleaning station, a full bathroom, separate toilet, and a surf shower - practical touches that suit the coastal lifestyle.
Under the main roof but set apart from the living area, a large lockable office and adjoining shed space provide room for bikes, boards, tools and equipment.
Designed to be low-maintenance and easy to lock and leave, the property lends itself naturally to a holiday base, with scope to build on what's already in place.
There is potential to extend or further develop the accommodation within the 900sqm building envelope, which may include short-stay use (subject to Shire approval).
Water is supplied via a 110,000L* rainwater tank, with scheme water also connected. Solar panels with inverter have been recently installed.

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.
In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
